The Burlington Cost Cutter grocery store will be closing at the end of the month.

The Skagit County store, originally built in 1989, would have required a significant reinvestment to meet the company’s new strategy, according to a press release from The Markets LLC, the Bellingham-based parent company. The Burlington store has 43 employees.

“The Markets continually reviews and realigns its real estate assets. The company will coordinate its resources around its other stores that have greater potential for long-term growth,” the company said in a press release.

After the closure of the flights from Townsville to Adelaide Burlington store, The Markets will have 20 stores in Washington.

Cheong Wa Dae Must Come Forth to Explain

If real life can be more dramatic than TV dramas, it would be interesting to watch the real-life drama about running a TV station. This has happened at the public broadcaster MBC over the past few years until it came to a climax ― or anticlimax ― last week.

Kim Woo-ryong, the government-appointed chairman of the Foundation for Broadcasting Culture, a nonprofit organization that is the main decision-maker of MBC, offered to resign Friday, just two days after a monthly magazine carrying his interview hit local bookstands. In the interview, Kim, during his “candid talks,” indicated Cheong Wa Dae pressured the MBC chief to eliminate “leftists” from the nation’s second-largest TV station.

“The recent personnel shakeup at MBC was made only after the ‘big house’ called in its president, Kim Jae-chul, and gave him some lashes,” the foundation head said. “We also would have sacked Kim’s predecessor far earlier, but decided to keep him pending the Assembly’s approval of the then prime minister-designate, Chung Un-chan.”

Even more surprising than the content of Kim’s remarks ― nothing but the confirmation of open secrets for many critics ― was how Cheong Wa Dae named a person with such a loose tongue, thirst for cheap fame and poor judgment as the chief caretaker of the nationwide network station. The blame for this pitiful appointment should be traced back to Choi See-joong, President Lee’s broadcasting czar, and the President himself. Is this because their sole criterion was ideological allegiance, too?

It is rather ironic the foundation, established in 1988 to protect the public broadcaster from political pressure under military dictators, is now serving as the conveyer of such pressure under civilian rulers.

If you’ve ever felt intimidated or confused about the process of selling your company, just think of the transaction in the same way you would if you were selling your home. This is the third in a multi-part series. Read parts one and two.

Step 3: Create the marketing material

Once you’ve selected a real estate agent to represent you in a home sale, next up is to create the marketing materials he or she will use to promote the property.

The offer sheet typically includes pictures of your home along with key statistics such as the number of bedrooms and the lot size. Your agent may also set up a website and take out an ad in the local paper. The materials are designed to persuade consumers to invest more time in your property by booking a showing or attending an open house.

When selling your business, your representative will create a “teaser” document designed to entice prospective buyers to invest time to get to know your company. The teaser is usually one or two pages that include a few key stats, such as your vision, current revenue and profit, and your projections for the future. Your company name is usually disguised to minimize the chances of key customers and employees hearing about it being on the market.

Just as a real estate agent would, your mergers and acquisitions (M&A) adviser will then work his or her Rolodex to send the teaser to a list of people who might buy your business. Some brokers may list it on one of the MLS-like services for businesses such as bizbuysell.com.

If a potential buyer wants to know more, your representative will ask that person to sign a non-disclosure agreement (NDA), after which he or she will get a comprehensive summary of your business performance and your business plan.

It’s two down and one to go at 1010 Park Av. S., the site of a defunct mixed-use project that was taken back by the lender and put up for sale in 2008.
Minnwest Bank acquired the site and its three buildings for $4.1 million at a sheriff’s foreclosure sale in 2007. It initially tried marketing the entire site for $4.3 million, but after getting no takers, it decided to sell it off in pieces.
Two buildings have now been sold. Minnwest said the combined pricetag on the two sold buildings plus the expected price for the remaining building will fall short of the $4.3 million it originally sought.
Even so, the lender said it’s glad it switched strategies and decided to sell the properties off separately. The change was prompted by the bank’s desire to get the property off its books and by the downturn in the development market that made selling such a large parcel very difficult, said Richard Schroeder, senior vice president and credit officer at Minnwest Corp.
The first building at 640 E. Grant St. sold last May to Economic Growth Centers, a Minneapolis nonprofit organization, reportedly for $285,000.
The sale of the second building at 609 S. 10th St. closed last month. Schroeder declined to disclose the price paid by a private investors’ group. The Twin Cities’ office of CB Richard Ellis (CBRE) had an asking price of $700,000 for the building in its marketing brochures.
A third building at 619 S. 10th St. is still on the market and recently had its asking price cut from $900,000 to $875,000. A parking lot on the site also is still on the market for $239,000.
Heritage Development of Little Canada initially planned a $100 million development for the site, which it bought for $4.8 million in 2004, according to Hennepin County property records. In 2005 the developers announced plans for a project that was to include 382 condominium units in two towers and about 17,000 square feet of street-level retail. IT WAS advertised on the Internet auction site eBay as an investment property – a “huge duplex” on a Toledo block that has a pair of newly constructed houses.
The two-family house at 641 Palmwood Ave. attracted 18 offers, including a winning bid of $2,325, according to eBay.
But in this auction, the losers may have been the winners.
Six weeks after the sale and nine days after new owners took title to the house, a review of court files, property records, and documents at the city of Toledo’s division of housing code enforcement paints a picture of a long vacant house that has bounced from owner to owner with no one taking responsibility for restoring it to habitability.
The records open a window into a world of real-estate investment promoters who use the Internet and other means to advertise strategies for getting rich by buying up dirt-cheap houses in the Midwest and East.
Since late 2007, the property at 641 Palmwood, once home to a prominent member of Toledo’s African-American business community, has changed hands six times.The last sale, on Jan. 29, took place just two days after the owners failed to appear at an arraignment hearing in Toledo Municipal Court on charges that, despite repeated citations, they failed to clean up the property.
Because charges were pending, the sale was not legal, said Larry Anderson, an administrator in the Department of Neighborhoods. He and department colleagues said, however, that the most likely outcome is a $250 fine against the sellers.
The house, built in 1887, sold for $940, records at the Lucas County Auditor’s Office show, despite information on eBay about the winning bid. The selling price for the property over the last two years never topped $1,000, according to the records. Often, the price was listed as $1.
